Check whether your home has a valid Energy Performance Certificate (EPC), and ask your agent what is required before marketing. You may need to budget for a new certificate.
If you are selling and buying at the same time, allow separately for the costs of your onward purchase. Getting these figures together early gives you a more useful moving budget.
3. How should you prepare your home for sale?
Before spending money on improvements, walk through your home as someone seeing it for the first time. Can you move easily around each room? Is the layout clear? Are there unfinished jobs that could distract a buyer?
You do not need to remove every sign that someone lives there. The aim is to help buyers understand the space and imagine how they could use it.

5. What should you check before accepting an offer?
Receiving your first offer is a significant moment. Take time to understand the circumstances behind it as well as the amount offered.
Ask whether the buyer has a property to sell, how they expect to fund the purchase and what timescale they have in mind. If there is a chain, find out what is known about it and how it fits with your own plans.
