This Queen Alexandra Road case study is about selling in the North East after a listing has gone stale. The owners came to us after more than three months on the market. For the final six weeks, the phone had gone quiet. They were frustrated, unsure what was wrong, and had started wondering whether they needed a cash-offer route instead.

Why this North Shields sale had stalled

The property had first been listed at £285,000. It did generate some early interest, including an offer that went nowhere, but the price was ahead of what the local sold evidence supported.

By the time the property was reduced to £265,000, the listing had already lost momentum. New homes had pushed it down the portals, buyers had seen it before, and the photography and listing copy were not doing the property justice.

The sellers were still getting some viewings, but they described them as frustrating. Too many people were looking without serious intent. The property needed a better launch, a better buyer angle and a cleaner route.

The route we recommended

We reviewed the property against real local sold comparables, not aspirational asking prices. For anyone comparing estate agents in the North East, this is the difference that matters: a valuation should be built on evidence, not optimism. The true market position sat around £260,000 to £270,000.

The sellers had a choice. They could relaunch at £270,000 and hold for the higher end, accepting that interest may be lower. Or they could launch at £260,000, create stronger buyer attention and let the market compete if demand was there.

They chose the sharper launch at £260,000. In North Shields, where demand for well-presented family homes is strong, that route gave the property the best chance of moving quickly without defaulting to a cash offer.

The property did not need a discount route first. It needed to be relaunched properly to the buyers who were already looking in North Shields.
WPG case note

The relaunch

Before going live, we took the time to understand the home properly: what the sellers had improved, what they loved about the house, what the neighbours were like and why the property would suit the right buyer.

We then rebuilt the launch around those points. New photography, stronger listing presentation, a coming-soon reel, launch content and a walkthrough-style video helped buyers understand the property before stepping through the door.

The result

Interest came in on launch day. One buyer was clearly serious, so we moved quickly and booked the viewing for the next day. The vendors were away, so we handled the viewing directly.

Within one hour of the viewing, an asking price offer had been made. Within another hour, the sale was agreed STC at £265,000. The buyer was proceedable, prepared and had their documents ready. The sellers went on holiday two days later knowing the sale was tied up.

The seller lesson

A property can be worth selling on the open market even when the first attempt has failed. The key is knowing whether the issue is price, presentation, buyer quality, launch strategy or the route itself.

At Queen Alexandra Road West, the sellers did not need to jump straight to a cash-offer route. They needed honest pricing, stronger marketing and a quicker response to serious North East buyer interest.

The buyer lesson

There is a lesson here for buyers too. In a strong patch like North Shields, serious buyers need to be prepared. When the right home appears, documents, finance position and speed of response can make the difference.
